Nedlands Home Extension, Additions & Upgrades

This 20-year-old home is in a perfect location, right next to the Matilda Bay Reserve. Rather than move, the owners needed a home addition to upgrade for their pre-teen children.

There was an older style, single-storey lean-to at the back of the home. This had to be removed for the new outdoor living plan.

The homeowner wanted to transform their old back of the house living areas into an open, modern light-filled area with much larger proportions and volumes. Plus with something practical for the children to grow into.

We removed a barely adequate single storey lean-to, which included a rectangular open-plan kitchen, dining and living area. Someone had bricked this with west-facing windows installed and a small sliding door to the alfresco.

The pool is the new focus on this Nedlands Home Extension.

The property inside was small, but a large grass area had room enough for the proposed outdoor extensions and pool. Rob also added a new garden shed and a beautiful alfresco dining area.

Doors can be closed so that the family can warm themselves during the cool months by an in-built concrete fireplace.

This wasn’t a straightforward job for Portrait Custom Homes.

Labour and material shortages were always going to be an issue for this home extension.

We removed the roof during a particularly wet and cold winter. This resulted in several existing wooden floorboards getting damaged.

Fortunately, Rob’s crew could stain the new floorboards to match existing recycled jarrah floorboards.

One of the biggest issues for this home addition was access.

New steel rafters needed to be installed at the back end of a 50m long block. The existing double-storey building was already built in the front. It would have meant we needed an exceptionally large crane to lift relatively light steel.

To move materials, instead of a big crane, they used a mini crawler-crane which can get through a standard doorway.

A new powder room with natural sky lighting and spacious dressing room were added to the existing master bedroom suite.

Extensive change to the downstairs floor-plan opened up a new world of opportunities for flawless indoor-outdoor living.

A new spray-painted modern kitchen is the heart of this extension. Natural waterfall stone bench tops, custom cabinetry and large walk-in pantry form part of the new build.

Rob was one of three builders asked to bid on the project.
